Agents working at every company we run

We run what we build.

We build the agents, and our property management companies run on them. At Haven in Cleveland, new homeowner growth is up 68 percent year over year, and 35 percent fewer homeowners left.

Four agents. Every request watched. People step in when it matters.

Software built by the people who run the homes.

Nearly ten years running property management, and a team that blends the people who ran operations with Silicon Valley engineering. We write the software, and we run thousands of homes on it every day.

For a property management company that joins us, that means the tools arrive already proven. The work nobody liked goes to the agents, and the time comes back to the people who answer the phone.

The Haven story

We bought Cleveland’s largest property manager. It is still called Haven.

In the first nine months, 35 percent fewer homeowners left. In the last three months, 68 percent more new homeowners chose Haven than a year earlier. Net income doubled, and we put it back into the people and the service.

What the agents did

  • Staci took the resident inbox. Half of requests, resolved end to end.
  • Wade triages every work order and chases quiet vendors.
  • Collections runs through one coordinator, not four or five people.

What the operators did

  • Got out of the inbox and spent the days with homeowners.
  • Started proactive owner outreach and a health score for every owner.
  • Cut time to a first maintenance visit from ten days to under five.

One maintenance request, before and after

Before · 7 handoffs · 3 apps

Resident writes in. Support replies, then forwards it on. Maintenance digs through email and texts for the thread, hunts down the work order in the management system, replies to support. Support circles back to the resident. Hours of relay before the fix starts.

Now · 1 handoff · 1 app

Resident writes in. Staci notes the work order and tags the person who owns it. The team acts where they already work. Minutes, with the full history attached.

A note from Andrew

We did not add AI to a property management company. We rebuilt one around it, and then we started buying others. If you want to build agents that do real work for real people, and see the result the same quarter, this is the place.
